Space
Rooms can look much bigger when empty or when filled with less office furniture than you have. You need to make sure that there is definitely enough space for you and your employees. You will quickly find out the cost of the premises that you are looking at, and it is important to keep these figures in mind. Find out whether there are any additional costs that may not be advertised, such as estate agent fees.
If you’re planning on renting an office space, then find out which bills are included in the price. Also, be sure to find out the utilities and other fees that aren’t, as you could end up spending more than you expect on business rates and internet costs.

Check how many sockets are in the rooms that you will be renting. Rooms with too few or awkwardly placed sockets will be difficult to use, especially if you use a lot of electrical equipment like computers that need to be plugged in to be operated.
Furniture
Always check what furniture is included. Some rental offices come fully or partially furnished, which could mean that you have to store your existing furniture, or even sell it. Asking the building owner about furniture when viewing the space will also mean you ask for items to be removed, or negotiate for certain items to be included in the pricing.
Windows and Lighting
Your office will need to have enough windows and lighting so that employees are comfortable in their workplace. Natural daylight can help improve productivity and employee happiness so access to it is essential to a healthy, successful business.
Check whether windows in the room can be opened or not, and whether they are double or single glazed. If you are paying your own energy bills, then double glazed window will help keep in heat during the winter and save you money.
Fire Alarms and Systems
Businesses have a duty of care for their employees that involves putting fire safety equipment in place. Check your premises for existing fire alarms to see if they meet current standards and the needs of your business. You may need to have new alarms installed in order to meet the regulations under the Regulatory Reform (Fire Safety) Order 2005.
Other fire safety items that should already be installed in the office space you are viewing include fire doors and safety signage. There should also be a clear route that allows for safe evacuation should an alarm sound.
A comfortable environment
